Homes in Johnson County and what they ask of paint
Cleburne has some of the oldest painted wood in the area, with early 1900s homes, wood lap siding and porch columns near downtown, plus postwar frame and brick houses across town. Burleson, Joshua and Crowley grew mostly after 1990, so you'll see brick fronts with hardboard or fiber-cement siding on the sides and back, vinyl windows and painted wood trim. Newer phases along Chisholm Trail Parkway use more stone and fiber cement. Hardboard siding from the 1990s is the paint challenge here: once its factory coating fails, edges swell and need sealing or replacement before any topcoat.
Is your 1990s hardboard siding ready for paint or replacement?
A lot of Johnson County homes built in the 1990s used pressed hardboard lap siding on the side and rear walls. It paints well while the surface is sealed. Once water gets into the bottom edges, though, the boards swell, flake and soften, especially along the lowest course near sprinklers.
We probe every lower edge with an awl before pricing. Boards that are only roughened get sanded, primed with an oil-based or shellac primer to lock down the fibers and caulked at the laps with an elastomeric sealant. Boards that are mushy get replaced with fiber cement cut to the same reveal. Then the whole wall gets two coats of a 100% acrylic satin.
Trim and fascia rot that shows up after spring storms
Wind-driven rain during spring storms pushes water behind gutters and into fascia boards and window sills. In Johnson County we often find the worst rot at the corners where two roof lines meet and under the drip edge on west-facing walls.
We cut out soft sections back to sound wood, replace them with primed pine or PVC trim, set them with galvanized or stainless fasteners and fill joints with a paintable sealant. Small soft spots get a two-part epoxy consolidant and filler instead of full replacement. Everything gets primed the same day so new wood isn't left bare overnight.

Getting a Cleburne or Burleson home ready for listing
Homes along the I-35W corridor turn over often, and sellers usually want neutral interiors, clean ceilings and fresh trim within a tight window. We can repaint walls in a warm white or light greige, roll ceilings flat white and brush trim and doors in semi-gloss, typically finishing a three-bedroom home in a few working days once furniture is pulled from the walls.
On the outside we focus on what buyers see first: front door, shutters, garage door and the trim around the entry. Those pieces cost less than a full exterior repaint and change the listing photos noticeably.
